We represent a Private Equity Fund that lends 100% of land purchase, horizontal and vertical construction for large commercial construction projects. .

  • Only 25% profit participation required.
  • Land acquisition can be included in funding as are broker fees.
  • Loan size 20 million to over one billion dollars.
  • Interest rate Libor 30 Day Index + 0 (currently 3.93% adjusts monthly) for the first 60 months.
  • No payments for the 1st 36 Months of the Loan, Interest accrues on the back side of the loan.
  • No pre-sales required.
  • Personal income is not an issue.
  • Principals must have solid executive summary, experience. Need Pro Forma's, Draw Schedule, Sources and Uses of Funds, and Project Summary orm.
  • *AS the Lender Funds 100% of the Land Purchase, Horizontal and Vertical Construction additional Collateral is required in the form of a Stand By Letter of Credit (which we can obtain) for 20% of the Loan Amount. Cost is 14% of the Letter of Credit Amount annually. First year paid by Borrower/Developer. Years 2-5 paid out of Proceeds.
  • Letter of Credit must be paid for and placed into custody prior to the Joint Venture Partner starting the closing process. Before client pays for SBLOC they have the ability on a Bank to Bank basis to obtain verification that the lender has the funds for the Project.
  • Once project is approved and terms are issued if developer wishes to move forward the lender will reserve funds for the project upon receipt of a 60K engagement fee credited towards lender origination fee at closing.
  • Proof of Funds for the Stand By Letter of Credit required before submission to the Joint Venture Partner.
